Beautiful Apartment for Rent

•106 sq. meters (includes small balcony and common ownership of larger roof area); 84 sq. meters living space
•one bedroom with queen-size bed, wardrobe, two night stands, chandelier, and two wall lamps
•foyer area with large mirror and shoe storage cabinet
•one small laundry room with washer/drying in one (I only use the washer and then dry the clothing on a metal rack), shelves with cleaning products, and boiler.
•one bathroom with full-size shower stall; stall is with water jets, hand-held cleanser, and overhead shower
•one living room/kitchenette; kitchen area is equipped with coffee maker, juice extractor, oven, two stove-tops, dishwasher, refrigerator/freezer - all new appliances, a dining table that extends for six individuals, and small glass table, two velvet chairs
•the living area includes a large couch (six individuals), large glass/wood coffee table, TV stand with large Flat-screen smart television (Samsung)
•the office contains a medium-sized electric piano, medium-sized desk, small book shelf and storage drawer, two velvet chairs
•the office area leads out to a small balcony with a table/two chairs and potters for plants if you desire (I spent most of my time here over the last 5 years!)
•There is a view of Vitosha mountain from the balcony
•The neighborhood is called "Vitosha" and is close to the National Zoo, BMB, Fantastiko, Lidl, Kaufland, and other grocery chains, cafes, etc.
•Public transportation is a 5-7 minute walk from the apartment to "GM Dimitrov Blvd" / Simeonovsko Shose, and approximately a 20-25 minute walk to the GM Dimitrov Metro Station for easy access to central Sofia.
•Cable television is provided by M-TEL as well as internet access (wireless)
•Heating is central gas, however, our building is still in the negotiation phase to determine which company will be used for this winter. There is an air conditioner/heater with remote that I use very rarely as the temperature in the apartment usually stays comfortable. I generally use it more for heating than for cooling. All windows open.
•There is COT security installed with motion detectors in every room and in the foyer as well as attached window and door sensors for added security.
•Most of the neighbors are young couples or singles and very friendly.
•The rental agreement is for 300 Euros per month. If a parking space is needed, Martin owns a secured parking space in a covered garage under the building. This is an additional 40 Euros per month for a total of 340 Euros. Utilities, cable, internet, are not included in the rental fee. A one month deposit (300 Euros) is due at the time of signing and will be returned at the end of the rental period if the apartment is in the same condition when first occupied by the tenant.
•The duration of the Rental Agreement is for one year with an option to cancel the Agreement with one months notice by either party.
•The apartment will be available beginning January 1, 2016.
